Client meetings are arranged in Opatija, Croatia—one of Europe’s most distinguished destinations for elite private advisory—or, by special arrangement, in the client’s country of residence, ensuring the utmost convenience and discretion. We do not operate from offices; our headquarters has been our longtime family home, reflecting our commitment to discretion, authenticity, and deeply personal service: Dobriše Cesarića 24, 51000 Rijeka, Croatia. The advisory fee is 9% plus VAT at 25% (11.25% VAT included) of the client’s declared intended investment amount, whether the client is purchasing an existing luxury property or building a new one in Croatia. If the final purchase price or construction cost exceeds the client’s declared investment amount by more than 22.5%, the advisory fee will be recalculated proportionally for the excess. The advisory fee is entirely independent of any commissions or fees paid to other parties involved in the project, ensuring unbiased, client-focused service from initial planning to completion. The advisory fee may be settled via secure bank transfer in EUR, ensuring seamless and discreet financial arrangement. The advisory fee validity extends for 18 months from the date of acceptance when acquiring an existing luxury property. For bespoke new-build projects, validity extends for 36 months from the date of acceptance. If either engagement does not conclude within its respective term, the engagement may be renewed under the same terms.
